Frequently asked questions about the building inspection app
Building acceptance is an important step in the construction process, during which the client or an authorized representative inspects and checks the completed construction project. Safety-related aspects, quality of work and compliance with the construction plans and regulations are checked. Any defects or deviations are documented and must be rectified by the contractor before the project is deemed accepted.
With the building acceptance, the client confirms that the contractually agreed services have been provided in full, properly and free of defects. After successful Construction handover acceptance, the construction project is officially considered completed and the transition to the utilization phase can be initiated.
According to § Section 640 (1) BGB the private building owner is generally obliged to carry out the building inspection. They can either carry out the building inspection themselves or commission a third party, such as a building expert, to do so.
After Construction handover, the contract concluded between the client and contractor is deemed to have been fulfilled and the warranty period begins. From this point onwards, the burden of proof is also reversed. This means that the client must now prove that any defects that arise later were actually caused by the construction company.
In contrast to traditional, paper-based building inspection, digital building inspection uses electronic tools and software applications to record and manage information about the condition of the building. This offers numerous advantages, including in the following areas:
- Efficiency: With online building acceptance, information can be recorded and shared in real time, which speeds up the entire process and makes it more efficient. Any defects that arise can also be reported immediately and rectified more quickly.
- Transparency: Information about the construction project, responsibilities, changes or defects are stored in the building acceptance app and can be accessed at any time. This increases the transparency of the construction project and facilitates communication within the team and with external parties.
- Quality: The use of digital tools makes it possible to record and store data precisely . This avoids loss of information and minimizes human error.
